Hi guys, I’m from Australia and just found out the process the purchase a house in the UK is slightly different and for my situation, quite risky as I need to apply for a visa and cannot have the sellers pull out of the sale at any stage. Are there any tips you can give when making an offer, have it accepted and then perhaps putting conditions in their acceptance that they can’t pull out before exchange? In Aus, once an offer is accepted you have to put a deposit on and you lose it when you change your mind. Not many sales fail to go through like they do in the UK. I’ve read of times when either the seller or buyer in the UK have even pulled out on the day of exchange! We are planning the big move back to the UK (hubby is a Brit) and I am steady scared of waiting for exchange and then completion! Anyone have any experience or advice they can share? Thanks

We are planning on moving to Australia later this year. I am a UK Citizen and a Doctor (anaesthetist). My husband is a New Zealander Builder. Both he and our 3 girls will all hold dual citizenship UK/NZ. No one seems to be able to advise us what the best visa would be. I could get a 457 but that's only temporary and for an anaesthetist, which is now off the Skilled list, this is only for 2 years. I can apply again for another 2 years but that's the max. I would need another visa to stay in Oz. A friend who is also an anaesthetist just had permanent residency turned down as they don't need anaesthetists. The other option is a Partner Visa. My husband was definitely in Australia at the required time but can't remember if he signed up for the SCV. How can we find this out? If he is an eligible citizen, can I get a Partner visa and stay and work indefinitely with him? Would it permanent residency application then be based on his New Zealandness or again is it only about Skills? Basically as an anaesthetist do I have to accept I may not get permanent residency and we will have to come back here after 4 years or does his being from New Zealand mean we will be ok to stay there? Any advice/personal experience would be much appreciated. Thank you! Xx

Hi all, My wife & I recently submitted our spouse visa application from Canada, & last week we made the trip to Toronto to submit her biometrics & documents. With the assistance of this great forum & other research I was able to figure out that the local VAC, run by VFS Global, scans all documentation for settlement applications directly to Sheffield & doesn't accept originals. With this in mind, we'd prepared 3 piles of documents: originals, colour copies on "letter" size paper (North American standard) & a further set made on A4 in case they were required to be in that size. After arrival, the clerk said the "letter" size paper was just fine, & handed us a pile of bar code separator sheets & instructed us to divide our documents accordingly. Once we'd completed this, she proceeded to scan the documents, & showed us her monitor as they appeared there. I asked her if she was scanning them to the UK & she said yes, she was. Once done, she put all the scanned copies in a UPS envelope, along with my wife's current passport, they then took photos & fingerprints & we were done, the whole process taking about 45 minutes. I've been perfectly good with this until today, when I read on the VFS Global Canada landing page the following statement: "Settlement application - All customers applying for UK settlement, including Priority Visa applicants, must send their supporting documentation directly to UKVI in Sheffield, UK by post. Prior to sending any documentation to UKVI, applicants should make sure that the courier company they are planning to use will deliver to Post Office (PO) Box addresses in the UK." I don't remember seeing that before, although of course it is possible I missed it in my old age.... Naturally it has me worried, as I was under the impression that our documents were being scanned directly, with no further action required from us. To make matters more confusing, elsewhere on the site, it says: "Note for all Visa Categories applied for in Toronto: With effect from 01 December 2017 all applications submitted in Toronto must be submitted at the Visa Application Centre in Toronto. They cannot be sent directly by the applicant or their representative. All applicants are advised that they MUST bring all of their original supporting documents along with a photocopy of each document to their Visa Appointment. Failure to provide photocopies along with your original documents may result in delays when you are submitting your application. Photocopying services are available at the Toronto VAC at a cost of $1.00 per copy. If we are unable to provide this photocopying service for oversized documents, we may have to request you to return with the required photocopies before your application can be accepted The instruction above is only for the submission of applications at the Toronto VAC. VACs located in Vancouver, Edmonton and Ottawa will accept your application with originals as per current process." I can only think that the landing page blurb was a blanket statement that once applied to all Canadian offices, but now Toronto is the only one that scans, & they haven't updated it yet? Hopefully I'm just overthinking things here, but any thoughts would be welcome. Thanks in advance,

Applying for Citizenship and my Eligibility Period is 26/02/2013 to 26/02/2018 (i put a future date for now so i got time to complete my application this month) In Section 9 it asks me did i ever live outside of Canada during this period. I did return back to the uk between May/2013 - Oct/2014 as it was during this time I was waiting on my CEC to come through. So i ticked Yes and it asks me to fill in form CIT0177 Looking at this form however the header states: *"RESIDENCE OUTSIDE CANADA for adult citizenship applicants declaring residence outside canada as a crown servant or with a crown servant family member" * Now the time I was in the UK awaiting CEC I am not using it towards my physical presence calculator and I can not see anywhere on this form which applies to me to fill. New on here! I am selling my house abroad and returning to UK. I have a Lloyds offshore account where my small pensions are paid in. I want to transfer the house sale funds to that account as they don't charge, then transfer from there to an onshore UK Santander account. Will I be hit for any tax? I've been out of UK for 13 years and have no assets, nothing, there. Just worried about losing lots of cash! I appreciate your replies.

Current status - Canadian PR, residing since 2013 Citizenship - UK since birth I was flying to Vegas last weekend and thought with my new passport I should renew my ESTA. Went through US immigration to be told that as I am not a resident of the UK and now Canada that the ESTA does not apply to me. Instead I was to apply through the consulate B-2 visa... He told me this was not being enforced but it may in the future. Has anyone else ran into this issue before?

The soil bacterium Enterobacter cloacae UW5 produces the rhizosphere signaling molecule indole-3-acetic acid (IAA) via the indolepyruvate pathway. Expression of indolepyruvate decarboxylase, a key pathway enzyme encoded by ipdC, is upregulated by the transcription factor TyrR in response to aromatic amino acids. Some members of the TyrR regulon may also be controlled by branched-chain amino acids and here we show that expression from the ipdC promoter and production of IAA are downregulated by valine, leucine and isoleucine. Regulation of the IAA synthesis pathway by both aromatic and branched-chain amino acids suggests a broader role for this pathway in bacterial physiology, beyond plant interactions.

Hi guys, I’m from Australia and just found out the process the purchase a house in the UK is slightly different and for my situation, quite risky as I need to apply for a visa and cannot have the sellers pull out of the sale at any stage. Are there any tips you can give when making an offer, have it accepted and then perhaps putting conditions in their acceptance that they can’t pull out before exchange? In Aus, once an offer is accepted you have to put a deposit on and you lose it when you change your mind. Not many sales fail to go through like they do in the UK. I’ve read of times when either the seller or buyer in the UK have even pulled out on the day of exchange! We are planning the big move back to the UK (hubby is a Brit) and I am steady scared of waiting for exchange and then completion! Anyone have any experience or advice they can share? Thanks

I could get a 457 but that's only temporary and for an anaesthetist, which is now off the Skilled list, this is only for 2 years. I can apply again for another 2 years but that's the max. I would need another visa to stay in Oz. A friend who is also an anaesthetist just had permanent residency turned down as they don't need anaesthetists. The other option is a Partner Visa. My husband was definitely in Australia at the required time but can't remember if he signed up for the SCV. How can we find this out? If he is an eligible citizen, can I get a Partner visa and stay and work indefinitely with him? Would it permanent residency application then be based on his New Zealandness or again is it only about Skills? Basically as an anaesthetist do I have to accept I may not get permanent residency and we will have to come back here after 4 years or does his being from New Zealand mean we will be ok to stay there? Any advice/personal experience would be much appreciated. Thank you! Xx

Hi all, My wife & I recently submitted our spouse visa application from Canada, & last week we made the trip to Toronto to submit her biometrics & documents. With the assistance of this great forum & other research I was able to figure out that the local VAC, run by VFS Global, scans all documentation for settlement applications directly to Sheffield & doesn't accept originals. With this in mind, we'd prepared 3 piles of documents: originals, colour copies on "letter" size paper (North American standard) & a further set made on A4 in case they were required to be in that size. After arrival, the clerk said the "letter" size paper was just fine, & handed us a pile of bar code separator sheets & instructed us to divide our documents accordingly. Once we'd completed this, she proceeded to scan the documents, & showed us her monitor as they appeared there. I asked her if she was scanning them to the UK & she said yes, she was. Once done, she put all the scanned copies in a UPS envelope, along with my wife's current passport, they then took photos & fingerprints & we were done, the whole process taking about 45 minutes. I've been perfectly good with this until today, when I read on the VFS Global Canada landing page the following statement: "Settlement application - All customers applying for UK settlement, including Priority Visa applicants, must send their supporting documentation directly to UKVI in Sheffield, UK by post. Prior to sending any documentation to UKVI, applicants should make sure that the courier company they are planning to use will deliver to Post Office (PO) Box addresses in the UK." I don't remember seeing that before, although of course it is possible I missed it in my old age.... Naturally it has me worried, as I was under the impression that our documents were being scanned directly, with no further action required from us. To make matters more confusing, elsewhere on the site, it says: "Note for all Visa Categories applied for in Toronto: With effect from 01 December 2017 all applications submitted in Toronto must be submitted at the Visa Application Centre in Toronto. They cannot be sent directly by the applicant or their representative. All applicants are advised that they MUST bring all of their original supporting documents along with a photocopy of each document to their Visa Appointment. Failure to provide photocopies along with your original documents may result in delays when you are submitting your application. Photocopying services are available at the Toronto VAC at a cost of $1.00 per copy. If we are unable to provide this photocopying service for oversized documents, we may have to request you to return with the required photocopies before your application can be accepted The instruction above is only for the submission of applications at the Toronto VAC. VACs located in Vancouver, Edmonton and Ottawa will accept your application with originals as per current process." I can only think that the landing page blurb was a blanket statement that once applied to all Canadian offices, but now Toronto is the only one that scans, & they haven't updated it yet? Hopefully I'm just overthinking things here, but any thoughts would be welcome. Thanks in advance,

Just a reminder! I still love to make pancakes after supper on Shrove Tuesday (for Americans it’s the UK version of Mardi Gras/Fat Tuesday) where traditionally one ‘fattens’ up on store cupboard ingredients before Lent which begins the following day (‘Ash Wednesday’). My preference is to make them in the usual British manner ie. Thin and crispy, similar to a crepe and add a generous squeeze of fresh lemon juice and sugar. Of course I enjoy tossing the pancakes too! (One of mine hit the kitchen ceiling last year! :lol:). Enjoy! :thumbup::thumbsup::cool:

Marina Bay Golf Course is Singapore’s only 18-hole public golf course and has been consistently ranked among Asia Pacific’s best golf courses. Located strategically in the heart of town, the course offers golfers great accessibility and a picturesque view of the city skyline, be it day or night. Designed by South African Phil Jacobs, who was responsible for the design of The Links at Fancourt in South Africa and Ria Bintan in Indonesia, Marina Bay Golf Course is one of the few outstanding links-styled golf courses that you can find in Asia. The 6493m, par-72 course features 87 dramatic yet treacherous pot bunkers of varying sizes and depth, tremendous variety in the length of the holes and many undulations to provide many hours of challenges and enjoyment to golfers. The signature holes of the quality course include the 651-meter par-6 4th hole and the par-3 13th, complete with island green design. Being one of the few golf courses in Singapore to offer night golf, Marina Bay Golf Course is the ideal place to experience golfing against the backdrop of the spectacular city lights. Open for play in November 2017, Marina Bay Putting Course is the latest offering by the award-winning course. The par-24, 6-hole putting course features a unique design and 211m of natural grass putting surface. Its undulations, careful contouring and holes of varying lengths make the putting course fun and challenging for the whole family, and serious golfers alike. Marina Bay Golf Course also houses one of the biggest driving ranges in Singapore. The four-tier driving range with 147 bays operates from 7am to 10.45pm every day, except on alternate Monday mornings.
